Salt-laden coastal air corrodes the embedded steel that holds masonry together — wall ties, lintels, rebar in CMU cores — long before surface cracks appear. When the steel goes, the masonry above it bulges, cracks, and separates. Visible mortar joint deterioration is often the last sign to appear, not the first.

Tuckpointing over failed mortar without probing for corroded lintels and deteriorated wall ties is cosmetic repair on a structural problem. Why Mortar Hardness Matters

Repointing with a mortar harder than the masonry unit — a common error when contractors use Portland-heavy mixes on soft brick or older CMU — transfers stress to the unit rather than the joint. Masonry units crack and spall while the mortar joint remains intact. ASTM C270 mortar type must be matched to unit compressive strength and water absorption. Steel Lintel Repair & Replacement

Assessment and replacement of corroded steel lintels above masonry window and door openings. Lintel corrosion is the single most common cause of masonry cracking, bulging, and spalling above openings in South Florida. Corroded lintel flanges expand and push masonry outward — crack injection or tuckpointing over an active lintel failure will fail within 2–3 years. BAM removes masonry above the opening, replaces the lintel with hot-dipped galvanized or stainless steel, rebuilds the masonry, and repoints. PE assessment determines bearing length and lintel specification.

Waterproofing

Masonry Waterproofing & Sealing

Application of penetrating silane-siloxane water repellent or elastomeric coating systems matched to the masonry substrate and exposure class. Waterproofing system selection is critical — vapor-impermeable coatings on painted brick trap moisture and accelerate spalling; penetrating systems on porous CMU require higher application rates than manufacturer defaults in South Florida humidity. BAM specifies waterproofing system after substrate testing. Product is NOA-listed where required in HVHZ.

Masonry Condition Assessment

Visual survey of masonry wall faces, joint condition, crack pattern mapping, and probe inspection at suspect lintel locations. For repointing scopes, mortar core samples are taken for ASTM C270 mortar type analysis before any mortar is specified. For CMU restoration, sounding survey identifies hollow areas indicating wall tie loss or delamination. Assessment findings drive the repair specification — not a standard scope sheet.

PE-Stamped Design & Material Specification

Structural masonry — load-bearing CMU walls, retaining walls, masonry columns and piers — requires PE-stamped structural drawings for permitting. Repair of structural masonry elements also requires PE design and special inspection. HVHZ Masonry Construction & Special Inspection

Masonry construction performed with NOA-listed materials to Florida Building Code and HVHZ requirements. Special inspection is coordinated by BAM at required stages: masonry unit placement, mortar mixing and application, grout placement, and rebar placement verification. Special inspection reports are maintained by BAM and delivered as part of the permit closeout package. For threshold structures, the threshold inspector is coordinated through BAM.

Final joint inspection, application of specified waterproofing system at appropriate cure stage, and county final inspection for permit closeout. Full HVHZ designation countywide. Masonry construction requires NOA-listed products, PE-stamped structural drawings for any structural masonry element, special inspection at all required masonry stages, and for structures over 25,000 sq ft or over 4 stories, a threshold inspector. Miami-Dade Building Department has one of the most rigorous plan review processes in the country — BAM manages the submission and review cycle through approval.

HVHZ Masonry — Why Most Contractors Get It Wrong

The High Velocity Hurricane Zone designation requires masonry materials to carry a Miami-Dade Notice of Acceptance (NOA) — specific product approvals for the HVHZ exposure classification. Using a product that meets ASTM standards but lacks an HVHZ NOA constitutes a code violation in Miami-Dade and Broward, even if the product is identical in performance. Most masonry contractors working in South Florida are unaware of which products hold current NOA listings — or whether the NOA covers the specific application being performed. Common Questions

The crack pattern tells you. Horizontal cracking at the third or fourth course above a window or door opening — particularly if the crack runs across the full width of the opening with the masonry above it stepped or bowed outward” is nearly always a corroding lintel, not a mortar failure. Lintel corrosion causes the steel flange to expand, pushing the masonry directly above the opening outward and cracking the supporting courses. Repointing over that crack will fail within 2–3 years because the lintel continues to expand. The correct repair is to remove the masonry above the opening, replace the lintel with hot-dipped galvanized or stainless steel, rebuild the masonry courses, and repoint. BAM's assessment probes suspected lintel locations before any repair scope is written” so the work you pay for actually solves the problem.

It depends on the scope. Cosmetic repointing of non-structural masonry generally does not require a permit. However, structural masonry work” including lintel replacement, repair of load-bearing CMU walls, retaining wall construction over 4′, and new masonry columns — requires a building permit with PE-stamped drawings in all three South Florida counties. Work performed without a required permit must be removed and replaced before a compliant permit can be issued. Property owners who unknowingly hire contractors who "skip the permit" on structural masonry work inherit a code violation that follows the property and must be remediated at closing or refinancing.
