Does vinyl piling installation require a permit in Miami-Dade?
Yes. Seawall and bulkhead
construction in Miami-Dade requires a DERM Class I or Class II Marine permit, and work affecting jurisdictional wetlands or surface waters requires an
SFWMD Environmental Resource Permit. Where piling work is within navigable waters, Army Corps Section 10 authorization may also be required. A licensed GC
is the permit applicant for all three jurisdictions. BAM files and coordinates all three in-house — the owner does not need to manage separate permit
applications with separate agencies.
How long does vinyl piling last in South Florida’s marine environment?
Vinyl piling systems installed
with proper engineering carry a rated service life of 50+ years in marine environments. The material is inert to chloride penetration, immune to marine
borer attack, and UV-stabilized. The failure modes that shorten wood and steel to 15–25 years in South Florida — Teredo boring, CCA leaching, splash-zone
corrosion — do not apply to vinyl. The limiting factor is structural design adequacy, not material degradation.
Can vinyl sheet piling replace an existing wood or concrete seawall in place?
Yes — this is the most common
vinyl seawall application BAM performs. BAM’s structural engineer specifies whether to install new vinyl sheeting in front of the failed wall (overlay
approach) or demolish and replace. The overlay approach avoids demolition excavation and is typically faster and lower-cost where the existing wall still
provides enough lateral support to anchor the new deadman system. Final determination depends on existing wall geometry, water depth, and setback
constraints.
What is the difference between vinyl sheet piling and vinyl pipe piling?
Vinyl sheet piling consists of
interlocking flat or Z-profile sections driven in a continuous wall — designed to retain soil and water (seawalls, bulkheads, retaining walls). Vinyl pipe
piling is a round hollow section driven as a vertical structural element — designed to carry axial and lateral loads as an individual pile (dock piling,
pier support, marina slip demarcation). Sheet piling creates a continuous soil barrier; pipe piling creates discrete point supports. A dock structure
typically uses both. BAM engineers specify the appropriate profile based on loading, soil condition, and water depth.
Does vinyl piling work in high-wave or boat wake environments?
Yes, when properly engineered.
Vinyl seawalls and piling systems are designed with site-specific lateral load analysis incorporating wave height, boat wake energy, hydrostatic pressure,
and wind-driven surge. For exposed oceanfront or high-fetch Biscayne Bay locations, the engineer specifies heavier wall section modulus, greater embedment
depth, and closer tie-rod spacing. The determining factor is engineering adequacy — not material capability. Vinyl flexural properties are well within the
range required for South Florida wave loading.
How long does a vinyl seawall project take from assessment to completion?
For a standard residential
seawall replacement in Miami-Dade: assessment and survey (1–2 weeks), stamped drawings and permit application (2–4 weeks), DERM/SFWMD approval (6–14
weeks), mobilization and installation (1–3 weeks for typical 80–150 LF scope), cap, backfill, and closeout (1–2 weeks). Total: typically 4–6 months from
